The houses here

Sunshine Bay is largely a family suburb of brick and fibro homes on standard blocks, with the streets stepping down towards the water. The elevation change matters more than it sounds: houses higher up catch the weather and houses at the bottom catch the runoff, and the two need different attention.

What the weather does to paint in Sunshine Bay

Sun exposure is the giveaway in this pocket. West and north walls fade and chalk noticeably faster than the sheltered sides, and dark colours on fascias and garage doors take it hardest. A quote here usually recommends holding the dark colours where they will hold up and putting the money into prep on the sun side.
