The houses here

Broulee has grown a lot, so it splits cleanly between the older beachside streets and the newer estates behind them. The new stock is render, lightweight cladding and Colorbond, generally well built and still young. The older stock is fibro and brick and is where the real preparation work sits.

What the weather does to paint in Broulee

Open beach exposure on the front streets and a lot of wind. On the newer builds the issue is usually not failure but the first repaint coming due, and rendered and cladded surfaces need the right sealer or the top coats will not hold. On the older streets it is the familiar coastal story of salt working under a tired film.

What happens on the day

Furniture gets covered and floors get sheeted before anything is opened. Andrew and the crew work through the surfaces in order, the gear goes away at the end of each day, and you get your house back each evening rather than living in a work site for a fortnight. Every painter on site is licensed and the whole team is insured.
